Real Estate Licensure
Florida Residents
To obtain a Florida real estate sales associate or broker license:
- Applicants must be at least 18 years of age and hold a high school diploma or equivalent.
- An Applicant need not be a Florida resident or a citizen of the U. S.
- Sales associate (Florida or *Non-Florida Resident) applicants must complete the Florida Real Estate Commission (FREC) approved 63-hour pre-licensing course. MSI offers this course online. Successfully complete a 100-question end of course exam with a minimum grade of 70 or higher. The exam consists of 45 questions on real estate law, 45 questions on real estate principles and practices, and 10 math questions. (This course may be taken online.)
- Florida-licensed sales associate must have been actively licensed for 6 months to be eligible to take the broker's required 72-hour FREC approved pre-license course. Successfully complete a 95-question end of course exam with a minimum grade of 70 or higher. The exam consists of 45 questions on real estate law, 40 questions on principles and practices, 5 math questions, and 5 closing statement questions worth 2 points each. - Florida-licensed sales associates must have the following to be eligible to sit for the brokers exam:
- Actively licensed for two (2) years;
- Completed the sales associate's 45-hour post licensing course;
- Successfully complete the 72-hour broker pre-licensing course; and
- receive a minimum of 70% on the 95-question end-of-course exam.
Non-Florida Residents
Non-Florida licensed salespeople or brokers must have the following to be eligible to sit for the Broker Licensing examination:
- Actively licensed for two (2) years; and
- Successfully completed the required 72-hour FREC approved pre-license course (available online) 95-question exam with a minimum of 70%. Successfully complete a 95-question end of course exam with a minimum grade of 70 or higher. The exam consists of 45 questions on real estate law, 40 questions on principles and practices, 5 math questions, and 5 closing statement questions worth 2 points each.
- Effective July 1, 2006, all applications sent to the Florida Real Estate Commission must include electronic finger print file. Finger printing must be done by Pearson Vue. Click here to make your appointment.
- Sales Associate application, or Broker Package. Your application can also be completed online.
- Upon approval of your application by the Florida Division of Real Estate, they will notify Pearson Vue, the official state contracted testing agency.
- Pearson Vue will then send you a letter indicating you are eligible to make a reservation to take the test.
- To make a reservation to take the test, call Pearson Vue toll-free at 888.204.6289 or set your test date in the Pearson Vue section.
- Candidates will also be required to pay a $31.50 examination fee to Pearson Vue. (Fee subject to change.)
- Credit cards may only be used for payment when calling to make a reservation with Pearson Vue.
- Payments made at the test center must be in the form of a money order, certified check, or cashier's check payable to Pearson Vue. (Cash, personal checks, and credit cards are unacceptable at the test center.)
- Pearson Vue will require two forms of signature ID, and one picture ID. The authorization letter, and the pre-license end-of-course certificate, if not previously submitted with your application.
- Candidates can take a practice tutorial to become familiar with the computer. You should take advantage of the tutorial.
- Florida's sales associate exam consists of 100 multiple choice questions of which 10 are math. Brokers have 95 multiple choice questions of which 5 are math and 5 for the closing statement. The closing statement questions are worth 2 points each. You will have 3 hours and need a 75% to pass. (No change from the pen and pencil days.)
- Answers can be changed, skipped, or marked for later review on the computer.
- All candidates will receive an official photo-bearing score report immediately following completion of the exam.
- Candidates who pass and had previously submitted form RE-2050-1 to the Division of Real Estate (if not, it can be mailed or faxed) may begin working immediately.
- Candidates who fail the exam and wish to retake it, must wait 24 hours to reschedule and pay another examination fee to Pearson Vue. Click here for exam preparation books and products.
- Applications can be sent to DRE before, during, or after taking the pre-license course. However, before you can sit for the exam you must have successfully completed the required 63-hour course and the end-of-course exam.
